The Foundation desired to develop 37 acres, creating more revenue for the College. These “Class A” living spaces would target occupants of upper level income residents appreciating the synergy of living next to the College.

The Rider Tract would house nine 3-story apartment buildings having on-grade and covered parking. The Musser Tract would house nine single story “garden style” Townhomes with a community building & outdoor pool.

Adjacent to the housing units are multi-use 3 story structures for retail, a full-service hotel, conference center, medical office buildings, banks and any other services that can support clustered living developments. The site was designed with a focus on a walking town central plan.
