The reimagined workspace set across 215,532 gsf over six stories, transforms the former 1980’s Hewlett Packard building into a dynamic space featuring the best in Class A Contemporary office space.

225 Grandview Drive’s transformation required an accelerated schedule to meet the owners Performa. The overall goal was to cost effectively improve the building’s appearance, increase its overall efficiencies, comply with all current building codes and design the building to attract new tenants. The building facade and curtain wall systems were all modernized, the main building entrance, vestibule, lobby areas, secondary building entrance were re-designed, and all the roofing systems were replaced.  In transforming the existing façade and entrances, Murray Associates has created an illuminated building that is an eye-catching beacon.

The transformation began by stripping off the entire façade and its interiors to its frame.  New pre-fabricated insulated metal wall panels replace the former 1980’s glazed aluminum curtain wall system. Insulated high-performance tinted fritted glass was also introduced. The subtle pattern of the vertical openings within the new façade creates an elegant rhythm that breaks down the scale of the five-story building.

The new slender canopy provides a visual clue of the new glass enclosed main entrance and reinforces the base of the building and the thin horizontal sunshades.  The canopy serves as a hinge between the horizontal glass entrance and juxtaposes the verticality of the glass above, forming a new iconic design element for the new façade.

The horizontal sunshades and fritted glass on the south and east facades eliminated tenants need to utilize window treatments to control natural light.  This design feature provides natural light deep into the core of the interior building that creates a better work environment. The holistic transformation reinvigorated an unoccupied outdated building into a modern vibrant workplace for multiple businesses.
